WISCONSIN DELLS, WI— The 113-room Camelot Hotel has been sold here for $2.7 million in a Hotel Source, Inc.-brokered transaction. Hotel Source represented the seller, which was the hotel’s original lender, Fremont Investment & Loan. Buying the hotel was an undisclosed private investment group. The sale price represented a 2.8 room revenue multiplier and a 5.9% capitalization rate. The hotel is the fifth sold by Hotel Source in the Wisconsin Dells market. The three-story asset opened in 1999 and has 30,000 sf of water park features. The new owners plan on making significant capital improvements and will add a franchise flag at the property.
