Three boutique hotels change hands

Three boutique properties have new owners, including a Napa Valley inn with roots to the Morton Salt family.

Stonehouse Capital acquires Rancho Caymus Inn
Hospitality investor, owner and developer Stonehouse Capital has acquired the Rancho Caymus Inn in California’s Napa Valley.

The boutique hotel is one of few select properties that rests within Rutherford proper, immediately surrounded by some of the most distinguished vineyards and winemakers in the world, according to the company.

The 26-room property was originally built by the late vintner, designer, pilot and renaissance woman, Mary Tilden Morton (of the Morton Salt family).  It was restored by the sellers who preserved many of Rancho Caymus’ original details—including stained-glass windows, mosaics, heavy 19th-century barn-wood beams and other details throughout. The Inn’s name and aesthetic both pay homage to the historic 1836 Rancho Caymus land grant.

The acquisition of the Inn marks a return to the valley for Jeff Broaden, founder/CEO, Stonehouse Capital. In partnership with Auberge, as a partner at his prior firm, he helped lead the successful acquisition and ownership of Calistoga Ranch.

Life House will serve as the manager of the property.

Swire Properties sells EAST, Miami to Trinity and Certares
Swire Properties Inc. has completed the sale of the 352-key EAST, Miami hotel to a joint venture among funds managed by Trinity Fund Advisors LLC, an affiliate of Trinity Real Estate Investments LLC, and funds managed by Certares Real Estate Management LLC. Swire Hotels, a division of Swire Properties Limited, will continue to manage and operate the property under the EAST brand.

Swire Properties intends to reinvest the capital into future developments that will contribute to further enhancing the city, forming part of the company’s ongoing business strategy to recycle capital and channel it to new projects, it reports.

Designed by Arquitectonica, Studio Collective and Clodagh Design, the property offers 352 guestrooms, eight suites and 89 residence suites. It also offers signature restaurants Sugar, the 40th floor Asian-inspired rooftop bar and garden serving tapas and Quinto La Huella, the first-ever outpost of Uruguay’s beachside Parador La Huella; 20,000 sq. ft. of event space and outdoor venues; fitness facilities including the hotel’s gym BEAST and the 20,000-sq.-ft. outdoor pool & deck area. The property’s Climate Ribbon, an architectural fixture located in the middle of Brickell City Centre’s commercial sector, uses natural wind currents to cool the space without requiring the addition of cooling units. The hotel has also achieved LEED certification, citing resource efficiency by using less water and energy, as well as a reduction of greenhouse gas emissions.

Soul Community Planet acquires Hotel Seven4one
Soul Community Planet (SCP) has acquired Hotel Seven4one, a boutique hotel located in Laguna Beach, CA. The acquisition marks the second California property and seventh acquisition in the SCP portfolio.

The boutique property has 12 rooms, including two suites with kitchenettes. It also features an outdoor courtyard with a fireplace, living wall and a second-story sundeck with panoramic ocean views.

The hotel has been part of downtown Laguna Beach’s landscape for three quarters of a century. Built in 1940 between two historically significant streets—Cleo and St. Anne’s, famous for their distinctive surf scenes—the building’s bones remain unchanged. The inn was recently remodeled into Hotel Seven4one, a modern offering with the addition of living greenwalls, reclaimed wood and other features added transforming it into an eco-contemporary hotel.

In keeping with SCP’s brand and “Scandi-boho” design aesthetic, the property will be renovated to include new furniture, flooring and Zen design features.
