INTERNATIONAL REPORT—Hotels are under construction around the globe. City projects, airport hotels and Caribbean resorts are just some of the recent developments:

Riviera Point Invest + Develop to Develop Miami Hotel

Riviera Miami Airport LLC, an affiliate of Riviera Point Invest + Develop, has closed on the purchase of a 43,168-sq.-ft.­ vacant property east of Miami International Airport for $3.8 million. The seller is Vicose Land Investment managed by Jose I. Bared and Victor Bared. The property is close to the Miami Intermodal, which connects the Tri­Rail and Metrorail to Miami International Airport and Downtown Miami. Riviera Point plans to build a six­-story hotel with 170 rooms, a pool, fitness center, business center, outdoor cafe and 44 parking spaces. The project is expected to break ground in the first quarter of 2020 and open in the third quarter of 2021, with total development costs reaching approximately $45 million. Currently, the developer is in the process of selecting a brand for the hotel.

Holiday Inn Express to Break Ground in Washington, DC

A 247-room Holiday Inn Express hotel will break ground this month in Washington, DC’s Mount Vernon Triangle neighborhood. Birchington LLC, owned by Habte Sequar, closed on a construction loan from Atlanta-based Stonehill Strategic Capital to commence construction on the $93-million project. The 14-story hotel is projected to open in the fourth quarter of 2020. BBGM Architects of Washington, DC is the project architect. Urgo Hotels & Resorts of Bethesda, MD will operate the property, which will have penthouse-level meeting rooms. Kinsley Construction Inc. is the general contractor.

Construction Begins on Cambria Hotel Nashville Airport

Cambria Hotels is doubling its Music City presence as Choice Hotels International Inc. and Athena Hospitality Group LLC have started construction on the brand’s second upscale hotel in Nashville, TN. The Cambria Hotel Nashville Airport, scheduled to open in 2020, joins the Cambria Hotel Nashville Downtown, which opened in 2018. The 130-room hotel, located within Royal Park Owners Association, is close to the Nashville International Airport as well as downtown Nashville. The hotel has on-site food and beverage options, 7,000 sq. ft. of meeting space and a fitness center.

Architects Orange Breaks Ground on The Inn at the Mission in California

Architecture and development firm, AO, has broken ground on a new boutique hotel, The Inn at The Mission, a Marriott Autograph Collection Hotel, located in San Juan Capistrano, CA, across from the historic Mission San Juan Capistrano. Designed by AO Hospitality Studio, one of AO’s eight practice groups, The Inn at The Mission will include 124 guestrooms, eight suites, a full­-service spa and signature restaurant. The Inn at the Mission is slated for completion in 2020. Partners include Kay Lang Associates and RD Construction. The developer is Mission Commercial Property.

Adjacent Hotels Break Ground in Arizona

HCW has broken ground on side-by-side branded hotels in Goodyear, AZ—a 90-room Tru by Hilton and 88-room Springhill Suites by Marriott. The project team includes HCW Hotel Management and Aimbridge Hospitality; LK Architecture from Wichita, KS; Crossland Construction; and financing by Great Southern Bank.

Loan Closes for SpringHill Suites by Marriott Near Phoenix

Trez Capital has closed on the $15-million construction financing loan for Phoenix-based Virtua Partners’ first-ever Opportunity Zone project. Virtua Credit arranged the loan, which will finance a 128-room SpringHill Suites by Marriott in Avondale, a suburb just west of Phoenix. The hotel will anchor a 58-acre mixed-use development that will include retail, restaurant, multi-family and single-family developments. The hotel, which is slated to open summer 2020, will have a fitness center and pool, in-suite workspaces and an on-site business center. Hotel Equities will manage the hotel once it opens next year.

Planning of Phase II Starts for Second Hotel at Bellefield in Hyde Park, NY

Bellefield Development Partners, an affiliate of T­Rex Capital Group LLC, revealed that the planning stages have commenced for the second hotel and conference center to open on the grounds of Bellefield at Historic Hyde Park across from The Culinary Institute of America. Bellefield Development Partners has partnered with the Shaner Hotel and Bob McCarthy (former COO of Marriott International) on the first hotel, and continues that partnership for the second boutique lifestyle hotel on the property.

Phase I construction began in July 2018 activating the entire property’s infrastructure and building the first hotel, The Inn at Bellefield—a 133­-room lifestyle Residence Inn—at an initial combined investment of $60 million. The second hotel is envisioned as a high­-end, 150-­room property and will include a spa, conference center, indoor/outdoor pool and multi­discipline sports facility.

IIG Partners with Good Shepherd Hospitality for New Boutique Hotel

Good Shepherd Pavilion LLC has named IIG the company that will design The Shepherd Hotel, a hotel set to open in late 2020. Located in downtown Clemson, SC, the 67-room hotel with break ground next month and have rooftop event space and food and beverage options. The idea for the hotel originated with co-founder Rick Hayduk, whose daughter Jamison, who has Down syndrome, inspired him to operate a hotel whose primary service providers are individuals with disabilities. Encouraged by his oldest daughter, Vaughn, a Clemson University alumnus, Hayduk partnered with the ClemsonLIFE (Learning Is for Everyone) program to develop the hotel.

Rebuilding Begins for Hurricane Irma-Damaged Property

St. John’s Cinnamon Bay campground will be rebuilt in an effort to boost the local economy and restore jobs, according to the new owners of Cinnamon Bay Resorts. Backed by philanthropist and Bloomberg LP Co-Founder Thomas F. Secunda, CinnOpCo has purchased Cinnamon Bay Resorts, operator of Cinnamon Bay and the concessions at Trunk Bay in the Virgin Islands National Park. The clean-up and rebuilding starts immediately with the aim of reopening Cinnamon Bay campgrounds for the 2020-21 season. Trunk Bay will continue to operate while food and beverage buildings are repaired, upgraded and rebuilt.
